The complex consists of two U-shaped buildings, their courtyards facing the Greater Nevka River and Yelagin Island. This layout makes it possible to preserve most of the existing trees, to separate the areas adjacent to the buildings from the busy Primorsky Avenue, and to give most of the apartments a view over the river and the park. The buildings of alternating height (from seven to five floors) become lower as they get closer to the river. To prevent blocking from view the nearby listed city objects—Yelagin Island, Petrovsky Yacht Club, the Buddhist Temple, and Primorsky Victory Park—the residential complex remains under 23.7 m tall.
The two parts of the complex share an infrastructure: a lobby, an underground service floor, and a parking lot accommodating 338 cars. Extra elevators provide for convenient access between the underground parking lot and ground floor lobbies. Residential space comprises 271 apartments.
